Chapelgate Subdivision Feasibility Study
Rather than razing the site, KGRW’s Chapelgate master plan creates a planned community that respects the original topography, natural environment and existing plantings. Community amenities include a walking path and 132 units of housing sited to take advantage of existing stands of mature trees. In addition to creating a master plan and program for the development, KGRW spearheaded the rezoning process using Howard County’s new CEF (Community Enhancement Floating) District designation, which encourages creative redevelopment of commercial and residential properties. The result is considerably increased land value that will support additional church projects.
